One of our main strengths comes from our membership to the Northwest Multiple Listing Service© which is the largest MLS in Washington State. With Northwest MLS listings shown on over 600 real estate websites on the internet plus their large number of agents combined with our marketing strategies, prospective buyers will find their way to your real estate listing.

Legal representation during the sale or purchase of real property should be of great importance to both buyers and sellers alike. Each Katz Realty Realtor© is a standing member of the National Association of Realtors and receives continual education required by law along with extended education provided by the Northwest MLS. This assures that our clients receive knowledgeable, ethical and professional representation during their real estate transactions.

Using our knowledge, training and experience, Katz Realty, Inc. is here to bring buyers and sellers together while protecting the rights and interests of all involved in one of life's most important transactions.

New Instant Access To Our Agents

We have just made available a web based instant messaging system that allows everyone to speak with our agents online. When clicking on the agent name that appears under the Agent/Office column of a listing, a window will appear with all of the contact information for that agent, including a link to download the agent's virtual business card which can be imported into your mail software. If the agent is online and available, there will be a link available to start a dialog with that agent. After clicking on the link, fill in your name, email address and question, and then press Send or the Enter button on your keyboard and that agent should respond within a few seconds. If the agent is not online or available, this link will not be shown.

There are now two tax credits available, an $8000 tax credit for first time home buyers and an $6500 tax credit for Move-Up/Repeat Home Buyers.

First Time Home Buyers

  • The $8,000 tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
  • The tax credit does not have to be repaid unless the home is sold or ceases to be used as the buyer's principal residence within three years after the initial purchase.
  • The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000.
  • The tax credit applies only to homes priced at $800,000 or less.
  • The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.
  • For homes purchased on or after January 1, 2009 and on or before November 6, 2009, the income limits are $75,000 for single taxpayers and $150,000 for married couples filing jointly.
  • For homes purchased after November 6, 2009 and on or before April 30, 2010, single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

Move-Up / Repeat Home Buyers

  • To be eligible to claim the tax credit, buyers must have owned and lived in their previous home for five consecutive years out of the last eight years.
  • The tax credit does not have to be repaid unless the home is sold or ceases to be used as the buyer's principal residence within three years after the initial purchase.
  • The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.
  • The tax credit applies only to homes priced at $800,000 or less.
  • The credit is available for homes purchased after November 6, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, the home purchase qualifies provided it is completed by June 30, 2010.
  • Single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.
