HUD OK's $8,000 Tax Credit Monetization!

HUD will allow buyers to apply their anticipated tax credit toward their home purchase immediately rather than waiting until they file their 2009 income taxes to receive a refund. These funds may be used for certain downpayment and closing cost expenses.

Under the guidelines announced by HUD, non-profits and FHA-approved lenders will be allowed to give home buyers short-term loans of up to $8,000.

The guidelines also allow longer term loans secured by second liens to be used by government agencies, such as state housing finance agencies, to facilitate home sales.

Housing finance agencies and other government entities may issue tax credit loans, the funds of which home buyers may use to satisfy the FHA 3.5% downpayment requirement.

In addition, approved FHA lenders will also be able to purchase a home buyer's anticipated tax credit to pay closing costs and downpayment costs above the 3.5% downpayment that is required for FHA-insured homes.

New Instant Access To Our Agents

We have just made available a web based instant messaging system that allows everyone to speak with our agents online. When clicking on the agent name that appears under the Agent/Office column of a listing, a window will appear with all of the contact information for that agent, including a link to download the agent's virtual business card that can be imported into your mail software. If the agent is online and available, there will be a link available to start a dialog with that agent. After clicking on the link, fill in your name, email address and question, and then press Send or the Enter button on your keyboard and that agent should respond within a few seconds. If the agent is not online or available, this link will not be shown.

Boy, is the webmaster behind schedule! But that is a good thing, because he is also a real estate agent and that means he's selling property!

We still have many features to add to this site and you will notice that some feature links are grayed out and not yet available. We are working diligently to bring these services up and you will notice that the links will become active as we do. Below are a list of features that are still in production and our estimated time that they will be available to you.

Property Details: This link will bring you to a page that will display every listing detail that the NWMLS allows us to show the general public. This page will also have download links to county provided plat maps, FEMA flood maps and Washington well log reports where applicable. - In production, estimated completion: July 30, 2009.

Spokane MLS Listings: We are now in the planning stages of also becoming a member of the Spokane Multiple Listing Service. Our reason for this is to be able to provide our website users the ability to access almost every eastern Washington real estate listing available. Again, we are now in the planning stages and we will post more information here as it becomes available.

Client Login: We will be providing an area for our clients who have property listed with us to log in and see website statistics about their property as well as showing details and notes from their agent. - Not in production, estimated production start date: August 1, 2009

Mailing List: Here you will be able to sign up for our automated email system, providing emails of new or updated listings - Not in production, estimated production start date: August 30, 2009.

We have attempted to create this site so that it displays on any current browser. We did this by making sure that every page on our site conforms to HTML 4.01 Transitional standards and CSS Level 2.1 standards, except for three pages that require CSS Level 3 standards. Below is a list of currently available browsers that we have tested this website on, along with their version number and any issues we have noticed with the display of our website.

• Internet Explorer 6.0 IE6 is a CSS 1.2 compliant browser, but our site is designed with CSS 2.1. Many of our site's features and functions do not work in this version. We have made some configuration changes to accommodate IE6, but time restraints prevent us from designing an IE6 compliant site. Since IE6 is now eight years old, for your system's security, you should really upgrade.

Screen Size This website is currently configured for a screen resolution of 1024 x 768. You may find that our display is either too small (you have your graphics card resolution set higher than 1024 x 768) or our display is too big (you have your graphics card resolution set at 800 x 600 or lower) to fit on your screen. Because this is an HTML and CSS compliant site, there is a easy fix.... You can use the zoom feature built into most browsers. On your keyboard, hold the control key (Ctrl) while each time you press the plus key (+) will zoom the display in or each time you press the minus key (-) will zoom the display out. There may be some zoom levels that will cause the text to distort. If this happens, just zoom in or out to the next level and the text should correct itself.
